Flexible workspace provider TOG has doubled its space in The Gridiron Building, to become the sole office occupier in the Pancras Square scheme in London.
TOG will lease floors one to four, taking its total space to over 55,000 sq ft, an increase of 28,300 sq ft. It expects to open the extended work space in July 2022 following refurbishment of the four newly acquired floors and its existing 8th floor.
This expansion builds on TOG’s existing platform adds to its presence in King’s Cross area, where it already operates four buildings.
Since March, TOG has seen a 175% increase in lettings deals across its portfolio and occupancy in TOG’s existing Gridiron space is now back to over 98%.
Charlie Green, co-founder and co-chief executive at TOG, said: “We’re seeing the evidence of people returning to work and with that, confidence is returning to the market, particularly in the flexible space sector as companies rethink how they are working and how they manage the risk of occupying workspace. This is such a strong building in a vibrant and well-connected location which has proven to be incredibly resilient over the last 18 months, so it makes complete commercial sense to take on the remaining floors. There is growing demand for better quality environments, with great amenities, beautiful design and that are easy to get to. Acquiring the whole of The Gridiron building allows us continue meeting that need for businesses.”
CBRE acted as agent for TOG, Goodman Derrick were lawyers for the expansion, and Argent is the landlord.
